Social Housing
Today’s housing estates are undergoing significant change and social landlords are often finding themselves with properties that are below the decent homes standard, structurally defective and suffering from poor thermal performance and aesthetic issues. Structherm provide a range of New Build and Refurbishment solutions for the Social Housing Sector.
New Build:
Structherm Fastbuild
®
has been utilised for many social housing and mixed tenure new build projects requiring apartment blocks of up to 8 storeys. Partnerships have been formed with main contractors and end clients to provide innovative, energy efficient new homes for affordable rent and shared ownership. The Fastbuild system allows cost certainty to be achieved at an early stage, meaning projects can be planned and budgeted for effectively.
Other major benefits to the contractor and client are:
- Speed and simplicity of erection: Construction timescales can be dramatically reduced
- Weather tightness: This can be achieved earlier than other construction methods allowing internal fit out to be carried out at the same time as the external finishes are applied – saving time and money
- Off site construction
- Disproportionate collapse: Fastbuild is designed to accommodate current Building Regulations requirements for disproportionate collapse (progressive collapse)
- Less wastage on site: Service holes can be incorporated in at the design and manufacture stage allowing for less wastage and neat installation.
- Health & Safety: Fast track construction reduces site exposure for both operatives and neighbours, similarly site tidiness and staggered panel deliveries maintain a safe, clean and manageable working environment.
Design flexibility is also an important factor – Fastbuild panels can be finished with Structherm’s extensive range of
External Wall Insulation (EWI) to suit client’s requirements.
Apartments built in West Yorkshire using Fastbuild have acheived an Eco Homes 'Very Good' rating. All apartment blocks built with Fastbuild have easily achieved and exceeded current Building Regulations for acoustic, air leakage and air permeability tests.

Refurbishment:
Local Authorities and Housing Associations have used Structherm’s
External Wall Insulation (EWI) and structural cladding systems extensively on defective and non-defective houses for many years, working with project consultant engineers to establish the best solutions.
The decision to renovate rather than demolish can be key to promoting sustainability and community regeneration. Construction and demolition waste comprises 25% of UK waste. Structherm’s cladding solutions are designed to create minimal waste, therefore helping to sustain the environment.
We have transformed thousands of houses into warm, modern looking homes, and in the case of the Daneville Estate in Liverpool have also been able to reduce heating and hot water costs from a potential £800 per annum per dwelling to a projected £236 per annum.*

Our schemes have received a number of awards, including the NHIC (National Home Improvement Council) award for the ‘Best Housing Association Modernisation in the UK’.
To ensure the ‘best value’ solution for each project is chosen we work closely with housing associations, local authorities, engineering consultants and building contractors.
Our technical department has an in-depth knowledge to the problems of particular house types and we have a library of standard details for the majority of non-traditional type houses.
Mortgagability:
Structherm offer a scheme to provide a minimum 10 year insurance guarantee against structural defects arising from repairs to the property, thus giving an option to obtain a mortgage to purchase. Refurbishment in itself simply provides the owner with an upgraded property, however once mortgagable, its full market value can be realised.
Properties that have been refurbished with the Structherm system benefit from structural stability, a dramatically improved appearance and enhanced desirability. The overall result being enhanced stock value and increased value of transferable assets supported by a 10-year warranty through Norwich Union.
